If this postcard was posted through your door it was hand-delivered by me because I have seen the images that your estate agent has used for the marketing of your property and I sincerely believe that you will benefit considerably from my offer to you.

When selling your home, it can be very frustrating to see that your estate agent has not used a professional photographer to take the marketing images and given it the best chance of being seen. The truth is that competition within the industry has driven down the profit so far that there isn’t enough money in the transaction to include professional photography. All good estate agents will understand the importance of high-quality images because the work I do get from them tends to be for properties they themselves own and want to sell for the best possible price. Why they don’t pass this information on to the people who sell with them is beyond me.

The best solution to this problem is to have your home completely rephotographed by me to replace the images provided by your agent. There is no cost paid up-front for this service and you get to inspect all of the images before you decide if you would like to purchase any.

If you do wish to purchase one or more of my images they are charged at a flat rate of £6.50 per image. This gives you the freedom to combine any of my images with your agent’s images and gives you full control over any costs. If you decide you want to keep the agent’s photos as they are and not use any of the images I take for you, then there is no charge at all. You simply can’t lose and your satisfaction is guaranteed.

The importance of using high-quality images for marketing can not be understated and if you are in any doubt of the value of using professional images for marketing property then you would do well to research it for yourself. All Home Sellers:

All property photography is charged at a flat rate of £7.50 per image. You only pay for the images you want to use for the marketing of your property though I typically take more images than you need so that you have a good selection. All of the images presented are fully edited and watermarked for your approval and the watermarks are removed from your selected images upon payment.

Estate Agents & Developers:

I am happy to do a test you shoot for you at the above rate and conditions. If after this time you want to talk about alternative arrangements I will be open and happy to talk about that.

Preparing your Home for Photographs & Viewings

Keep ahead of your competition with these tips to help you prepare your home for photographs and viewings:


Remove all cars from the driveway/front and close any garage doors.
Remove any bins and/or rubbish.
Spruce up the garden. Mow lawns, trim shrubbery etc. (if necessary)
Put away gardening tools, equipment, children’s’ toys etc.
Set up patio furniture with cushions.


Put away all personal belongings. (Just temporarily for photos and/or viewings)
Open window coverings to let in natural light.
Clear all unnecessary items from counter tops and ledges.
Turn on all lights and replace any burnt out light bulbs.
Hide any magazines, newspapers, mail, remote controls, wires etc.
Clean windows, mop and vacuum.
If you have a log burner or open fire and it is not too warm, have it lit for viewings.
Add flowers or tasteful accessories for colour if needed.


Keep kitchen counter tops as clear of items as possible.
Remove all accessories from refrigerator.(magnets, photos, notes etc)
Remove all signs of pets. (Bowls, cushions, litter tray, etc)
A bowl of fresh, multi coloured fruit makes a nice centrepiece.


Clear away any personal items and cleaning products from sight.

Make the beds with fresh, clean, crease free linen.
Add flowers or cushions to add a bit of colour if needed.

If budget allows, consider doing any repairs that are needed, decorating in neutral shades and laying new carpets (if required)

Think about odours! Everyone gets used to the scent of their own home. Maybe ask an honest, trustworthy friend what they smell initially when they walk in? A recent study shows that a relaxing scent can increase the chance of a sale!
